What is the difference between remodeling and renovation?
Renovation usually means restoring or updating what is there: new paint, new flooring, new fixtures in the same places. Remodeling changes the layout or the function of a space, like opening a kitchen to the living room or turning a garage into a bedroom. Most DFW projects are a mix of both, and the two words get used for either.
What are the most common home remodels in Dallas-Fort Worth?
Kitchens and bathrooms lead by a wide margin, followed by flooring, garage conversions and additions. The housing stock explains it: a large share of homes in Tarrant and Dallas counties were built between 1970 and 1999 with closed kitchens, small hall baths, carpet and tile floors, and a two car garage that many owners would rather use as living space.
Do I need a permit to remodel a house in Texas?
Texas leaves permits to each city, and in the Metroplex nearly every city requires one for structural changes, moved plumbing, new electrical circuits, additions and garage conversions. Replacing cabinets, counters, flooring or paint in the same footprint usually does not need one. The building department for each city is listed on its service area page.
How long does a kitchen or bathroom remodel take?
It depends on scope more than anything. A tub to shower conversion with new tile is a short job. A kitchen with a wall removed, new circuits, custom cabinets and quartz counters runs longer, and cabinet lead times often set the schedule. Material availability, permit approval and inspection scheduling in each city all add to it.
Is it better to remodel or move in DFW?
For a lot of owners in Fort Worth and the Mid-Cities a remodel wins because the lot, the school zone and the commute are already right and the house just needs a new kitchen or an extra bedroom. Moving makes more sense when the house needs a new roof, foundation work and every room at once, or when the layout cannot give you the space you need.
What should a remodeling estimate include?
A list of the work by room, the materials and finishes, allowances for items not yet chosen (with the dollar amount for each allowance stated), what is excluded, and how changes are handled. An estimate that is a single total with no breakdown is hard to compare with anything.
Does a garage conversion add value to a house in Texas?
It adds living space, which appraisers count when the conversion was permitted, insulated, heated and cooled, and finished to match the rest of the house. Some buyers still want a garage, so in neighborhoods where covered parking is scarce the answer is less clear. Permits and a finish that looks original are what make the square footage count.
